Documents to check before buying property in Haryana

Most property disputes start with a paper nobody checked. This checklist covers what to ask for before paying token money on a HUDA sector plot, a licensed colony plot or farmland.

For every property

  • Identity and address proof of every seller named on the papers
  • The full chain of previous sale or conveyance deeds, so ownership is clear back through earlier owners
  • Confirmation that there is no loan, mortgage or court case on the property
  • Paid-up property tax, electricity and water bills where applicable
  • A No Dues Certificate (NDC) from the local municipal body for urban property, which is needed at registration

For HSVP (HUDA) sector plots

  • Allotment or re-allotment letter in the seller's name
  • Transfer permission or conveyance deed from HSVP
  • HSVP no-dues confirmation for enhancement and other charges
  • Possession certificate, and for built houses the approved building plan and occupation certificate

Sectors such as Sector 3 and Sector 11 in Fatehabad follow this process.

For licensed colonies

  • The developer's DTCP licence number and date
  • HRERA registration of the project, which you can search on the Haryana RERA website (haryanarera.gov.in)
  • The builder-buyer agreement and all payment receipts for resale plots
  • The approved layout plan showing your plot number and size

For example, Vikas New Town lists both its DTCP licence and HRERA number on its layout plan.

For agricultural land

  • Latest jamabandi and fard (record of rights) showing the seller's share
  • Mutation (intkal) entries for past transfers
  • Khasra girdawari showing current cultivation
  • Demarcation on site by the patwari, so the field you see is the land on paper
